Selling your home starts with a plan.

Your home. Your timing.
Start with what you’re considering and when you might want to move. We’ll help you understand your home’s value, what’s worth preparing, what to leave alone, and how a sale could fit your plans.
Talk with an Agent →How we sell your home.
Every home needs a thoughtful plan. Here’s how we guide yours from the first walkthrough to the day you hand over the keys.
Before your home goes on the market.
We’ll walk through your home together, review recent sales and current competition, and talk through a price that fits its condition and your plans.
You’ll have a clear list of what’s worth preparing, what can stay as it is, and when each step needs to happen.

A clear picture of your home.
Good marketing helps someone understand a home before they walk through the door. We pair professional photography with specific, honest descriptions of the rooms, layout, and details that make yours different.
We’ll build the plan around your home, choosing the right mix of video, online exposure, and printed materials. You’ll know what we’re creating and where it will appear.
From the first showing to closing.
Showings should work around your life. We coordinate the schedule, gather feedback, and keep you updated so you know how buyers are responding.
When an offer arrives, we’ll walk through the price, terms, and timing together. We negotiate on your behalf and stay with the details through inspections, appraisal, title work, and closing, with clear explanations whenever a decision is yours to make.

Questions about selling your home.
A few things worth knowing as you consider your next move.

When is the best time to sell?
The right time depends on what you want your next move to make possible. You may be ready now, or you may be thinking a year or two ahead. Either is a good time to start a conversation.
We’ll look at your plans, your home, and the market together, including what might be worth preparing and what can wait. Sometimes the right next step is listing. Sometimes it’s staying put and revisiting the plan later.
What is my home worth?
An online estimate is a starting point. Understanding your home’s value takes a closer look at its condition, updates, layout, and recent sales nearby. We’ll walk through the home with you, explain the comparisons, and recommend a price range with the reasoning behind it.
Should I price high to leave room for negotiation?
We recommend choosing a price supported by the market. We’ll review comparable sales and competing homes with you, then explain how different asking prices could affect interest and negotiation. You’ll understand the reasoning before deciding where to start.
Do I need to make repairs before selling?
Not every home needs a renovation before it sells. A walkthrough helps us separate repairs worth making from updates that may not justify the cost.
That might mean fixing a leak or touching up a well-used doorway, while leaving a larger project for the next owner. We’ll help you put the work in order, with your time and budget in mind.
Can you help me sell and buy my next home?
Yes. We’ll map out both moves with you, including when to list, when to start looking, and how the closing dates might work together. If your next purchase depends on selling your current home, we’ll coordinate with your lender and explain the options before you make commitments.
How do showings work while I’m living at home?
We’ll work with you on a showing schedule that takes your daily routine into account, including work, pets, and the notice you need. When possible, plan to step out during appointments so buyers can take their time and talk freely. Afterward, we’ll follow up for feedback and share what we learn.
How do commissions work?
At Homes by Ironhorse, we believe that conversation should be straightforward and specific to you.
Before we agree on compensation, we would like to see your home, understand your goals, and talk through what it will take to bring your property to market. From there, we will walk you through our recommended approach, the services included, and the proposed commission and any additional brokerage fees. You will have the opportunity to ask questions and review the terms in writing before signing a listing agreement.
Our goal is simple: to deliver value that justifies the cost of our services. That means thoughtful preparation, purposeful marketing, clear communication, and guidance through negotiations and closing. You deserve to understand what you are paying for and how our work supports your goals.
What about compensation for the buyer’s agent?
We generally recommend authorizing us to offer compensation to the buyer’s brokerage from our agreed listing commission. This can reduce the buyer’s out-of-pocket costs and help make the transaction more manageable. The choice is yours. We will explain how the proposed compensation fits within your total commission and any additional brokerage fees, and obtain your written approval of the amount or rate before making an offer or agreeing to payment.
What if my home doesn’t sell?
A quiet week should still come with an update. We’ll review the showings, buyer feedback, and competing homes with you, then explain whether an adjustment to price, preparation, or marketing makes sense. You’ll know what we’re seeing and what we recommend before deciding what to do next.
Do you also sell acreages and homes outside town?
Yes. A home outside town has details that deserve a closer look. Along with the house, we consider outbuildings, access, water and septic systems, and how the property is used. We’ll explain how those details shape its preparation, pricing, and marketing.
